We've been doing some significant work under the hood of LandInsight's Site Sourcing tool, and the results are now live for all Unlimited users in the UK.
This update is designed to help land, acquisitions, and development teams run faster, more reliable searches, refine opportunities more confidently, and identify more relevant sites with less manual checking.
Searches That Work Harder for You
We’ve made site sourcing faster, more dependable, and better suited to larger or more complex searches. Whether you’re searching within a particular council or across the country, the experience should now feel significantly more responsive and consistent.
As part of this, you'll now see a live result count before you run your search. This means you can refine your criteria and see how your result set changes in real time, so you arrive at a targeted, manageable list before committing to a search.

Proximity to Use Class
We've enhanced the existing Use Class filter to support proximity-based filtering. Alongside the existing "Contains" and "Does not contain" options, you'll now see two new selections in the dropdown:
- Within distance of - surface sites that sit within a specified distance of a particular use class
- Not within distance of - exclude sites within that distance, focusing your search elsewhere
This works across all 11 parent use classes in the UK planning system, including residential, commercial, industrial, hotels, community, educational, and leisure. Distances can be set in 10 metre intervals using 0.01km increments.
For a power or energy developer, this means being able to filter out sites too close to residential land uses without manually checking surrounding parcels. For a residential developer, it means targeting sites near specific commercial or community uses in a single search.

Comparables Filter
We've also added a new Comparables filter, giving users a way to factor local market value context directly into sourcing.
You can now filter sites by comparable values in the surrounding area, setting a target rate and filtering for areas that are above, below, or between a specified range.
For developers running early-stage appraisals, this means being able to focus on areas where the comparable evidence already supports your assumptions, before spending time investigating individual sites. It brings commercial viability intelligence earlier into the sourcing process, reducing the need to cross-reference market value data outside LandInsight.

Part of a Bigger Push on Site Sourcing
These improvements are part of our ongoing work to make Site Sourcing faster, more reliable, and more commercially useful.
The goal is not just to return results more quickly, but to help teams narrow down opportunities with greater confidence, using filters that better reflect the real-world criteria developers use when assessing site potential.
