In this report we look at how LPA's housing markets perform over the past ten years, and look at their affordability.

North East, and Yorkshire and the Humber House Price Growth Over Ten Years

Over the decade spanning May 2013 to May 2023, the North East has seen its house prices grow by over 37%. Yorkshire and the Humber has seen its house prices grow by 57%.

However both of these are lower than England's overall house price growth of 68%.

In the North East, North Tyneside in Tyne & Wear tops the league of LPAs with house price growth of 56.55%, while Hartlepool in Teeside has a more modest increase of 24.35%.

In Yorkshire and the Humber, Leeds in West Yorkshire leads with growth of 75.45%. On the other hand, Darlington trails with a growth rate of 36.16%. 

North East, and Yorkshire and the Humber House Price Growth over One Year

In the year between May 2022 and May 2023, the North East saw house prices grow by 4.02%,  higher than England's overall growth of 1.66%. While Yorkshire and the Humber saw less growth at only 1.17%.

In the North East, Stockton-on-Tees in County Durham leads with a growth of 8.01%, while Sunderland in Tyne & Wear trails with growth of 0.49%.

In Yorkshire and the Humber, Leeds in West Yorkshire leads again with growth of 4.40%. On the other hand, Darlington in North Yorkshire grew the least at 1.86%.

The most affordable housing for residents can be found in Teeside in Hartlepool with residents facing house prices at 4.15 times their earnings. On the other hand, the least affordable houses can be found in North Yorkshire in York with houses selling for 9.81 times residents earnings.
