Developers have always needed to find better and more efficient ways to find and assess sites within a finite land supply. Within that process, the single biggest challenge developers face today is also that which presents the greatest opportunity - the rapidly shifting landscape of the housing market.
Out-of-date data is the biggest risk to developers under these market conditions, as incorrect costs and comparable estimates could result in major losses, but getting it right could result in favorable returns. Rather than going bust, agile, data-savvy developers have the opportunity to boom, and that’s where innovations like the LandTech Ecosystem and Hometrack’s comparables and property data come in.
About Hometrack Data partners
Part of the Zoopla Group, Hometrack provides solutions for business-critical decisions in financial services and UK residential property data. Hometrack holds one of the largest known data lake of property attributes in the UK and exclusive proprietary access to mortgage valuations covering 85% of the market. Testament to the quality of their data, 9 of the top 10 UK lenders and 80% of the UKs largest private and public house builders use their solutions, and it's now available within the LandTech ecosystem.
What does the dataset look like?
Not only does our partnership with Hometrack introduce rental valuations to LandTech, but users also benefit from rich residential property information and comparables.
- Achieved price, asking price and valuations estimates.
- Monthly rental asking prices and equivalent £/sqft.
- Property type, build date, tenure, floor area, bedrooms and more.
- Links out to EPC and sales advert for reference where applicable.
- Integration within the wider LandTech Ecosystem.
- Data updated every 30 days.
Where does Hometrack source their data and how reliable is it?
Hometrack’s comparables data lake is compiled from a number of first-hand reliable sources including new mortgages, remortgages, RICS surveyor reports and rental yields across England, Wales, and Scotland. None of this data is scraped, meaning it all comes directly from the source and is fed into the LandTech product.
You can overlay this data with third-party data such as HM Land Registry and EPC data, but these sources are often out of date, leaving you vulnerable to inaccuracies. On the plus side, Hometrack’s data is updated every 30 days, so you’ll have access to the most current information available, giving you the competitive advantage.
What’s the difference between checking sites like Zoopla and Rightmove vs using Hometrack data with LandTech?
Two key benefits to highlight here are the time saving aspect and the ability to overlay comparables with other valuable datasets offered by LandTech.
From a time saving perspective, rather than trawling through listings, you’ll be able to see the most up to date achieved and asking prices, and valuations estimates fed directly into the product. While Hometrack delivers a huge amount of proprietary information, they’re also backed by the Zoopla Group, adding Zoopla listings to the mix.
Furthermore, the ability to overlay that information and conduct all your due diligence in one place makes your research much easier and more comprehensive.
We provide extensive planning, policy, land use, power and ownership information for you to use alongside Hometrack’s data to get a quick scope of the potential of any given site. What’s more, we’re building out an entire workflow, so it doesn’t just stop at finding a site. With LandTech, you can manage your pipeline, build reports, send letters, write appraisals and apply for funding for your project.
So what’s the difference? You save time and resources by accessing all the data you need in one place.
