What is the Grey Belt?

The NPPF defines 'Grey Belt' sites as areas within the Green Belt that consist of previously developed land and other parcels that have minimal impact on the Green Belt's core objectives, excluding land or assets with significant environmental protections.

According to the latest NPPF, Grey Belt sites must meet specific criteria, including land use, designation, existing infrastructure, and alignment with local planning policies. While these criteria are stringent, identifying suitable Grey Belt sites is still feasible.

What's the opportunity?

These areas offer a unique opportunity for developers to address housing needs, particularly in regions experiencing a housing crisis.

Our recent analysis revealed that the Grey Belt could potentially accommodate over 300,000 new homes, making it a significant step toward meeting the growing housing demand in these regions.
