According to the new draft of the NPPF, the term 'grey belt' means, "land in the green belt comprising Previously Developed Land and any other parcels and/or areas of green belt land that make a limited contribution to the five green belt purposes (as defined in para 140 of [the NPPF]), but excluding those areas or assets of particular importance listed in footnote 7 of [the NPPF] (other than land designated as green belt)."
And while releasing any green belt land is always a hot debate, we wanted to understand how much of the green belt could fall under this ‘grey belt’ definition. In recent research, LandTech found that up to 150,000 ha could qualify as ‘Grey Belt’ and that between 2.5 and 4 million homes could potentially be built in these areas.
Following on this, we broke these potential sites down by local authority. In this data report, you’ll have access to see the top 50 local authorities with grey belt opportunities, broken down by area (ha) and the number of potential sites for development.
